KAREI welcomes the opportunity to be of assistance in the home inspection process. Most homebuyers are aware of the need for a home inspection; however, few know what credentials a home inspector should have. For the 5 year period from July of 2008 until July 1st 2013, Kansas residents were assured of an inspector’s overall competence and financial responsibility by state statutes House Bill 2315 and HB2260. Unfortunately, those regulations lapsed when the governor vetoed Senate Bill 37 whose single purpose was to remove a sunset clause placed in the original legislation. We regret Governor Brownback’s unilateral actions that put an end to these needed and effective consumer protections within the State of Kansas, and now must advise Realtors, Homebuyers, and Sellers to choose their home inspectors carefully, as there are no longer minimum experience or educational requirements, and NO requirement for: proof of financial responsibility, fidelity bond, dishonesty bond, general liability, or any other insurance. The best protection for yourself and your client is to recommend an inspector who is certified by one of the national member organizations, including: The American Society of Home Inspectors (ASHI), the International Association of Home Inspectors (InterNachi), and/or a few other related organizations representing code officials, engineers, etc. To find one of these qualified members simply put in the zip code on our “find an inspector” page and it will automatically search for members in the radius area you select (20 miles by default).
